Salah satu kegiatan muamalah yang dilakukan manusia adalah jual beli rumah yang dilakukan oleh pengembang properti, diantaranya telah berdiri sebuah PT. GOLDEN MIRIN Oma Estate. Oma Estate dalam melakukan transaksi jual beli rumah kepada pembeli menetapkan nilai harga lokasi untuk setiap unit rumahyang sekiranya berada di lokasi atau tempat yang sangat strategis baik dari akses jalan, fasilitas umum, rumah pojok, diameter jalannya dan dari keunggulan aspek lainnya.Karena itu peneliti tertarik untuk menganalisis bagaimana tinjauan fiqh muamalah terhadap penentuan nilai harga lokasi perumahan. Penelitian ini bertujuan untuk menjawab pertanyaan: 1) Bagaimana implementasi penentuan nilai harga lokasi perumahan di Oma Estate Surabaya? 2) Bagaimana tinjauan fiqh muamalah mengenai penentuan nilai harga lokasi perumahan di Oma Estate Surabaya?. Metode penelitian yang akan digunakan penulis adalah metode penelitian kualitatif, adapun jenis penelitian yang digunakan peneliti adalah penelitian lapangan (field). Sumber data primer yang digunakan diperoleh berdasarkan penjelasan atau keterangan yang diperoleh dari lokasi penelitian secara langsung berdasarkan keadaan lapangan di PT. GOLDEN MIRIN Oma Estate, sedangkan data sekunder diperoleh dari buku-buku, jurnal, dan dokumen yang berkaitan dengan penelitian. Hasil penelitian ini adalah: 1) dalam implementasi penentuan nilai harga lokasi perumahan di Oma Estate dilakukan dengan cara melihat letak lokasi rumah itu berada, diantaranya adalah dari diameter jalannya, dekat fasilitas umum, dekat dengan akses jalan, rumah pojok yang memiliki kelebihan tanah, dan keberadaannya yang strategis juga akan dikenai tambahan biaya untuk nilai lokasi.2) Berdasarkan tinjauan fiqh muamalah mengenai penentuan nilai harga lokasi perumahan di Oma Estate Surabaya didapatkan hasil bahwa dalam penentuan nilai harga lokasi di perumahan Oma Estate sudah memenuhi syarat dan ketentuan fiqh muamalah didalam jual beli. AbstractionOne of muamalah activities which carried out by humans is sale and purchase of houses made by property developers, including a PT. GOLDEN MIRIN Oma Estate. Oma Estate in carrying out home buying and selling transactions to buyers determines the value of location prices for each housing unit which is in a very strategic location or place both from road access, public facilities, corner houses, road diameter and from other aspects of excellence. Therefore the researcher is interested in analyzing how the fiqh muamalah review was done to determine the value of housing location prices. This study aims to answer the questions: 1) How is the implementation of the determination of the price value of housing locations in Oma Estate Surabaya? 2) How is fiqh muamalah review about determining the price value of housing locations in Oma Estate Surabaya? The research method used by the author is qualitative research methods, while the type of research used by researchers is field research. The primary data sources used are obtained based on explanations or information obtained from the research location directly based on the state of the field at PT. GOLDEN MIRIN Oma Estate, while secondary data is obtained from books, journals, and documents relating to research. The results of this study are: 1) in the implementation of determining the value of housing location prices in Oma Estate is done by looking at the location of the house located, including the diameter of the road, near public facilities, close to road access, corner houses that have excess land, and Its strategic presence will also be subject to additional costs for location value. 2) Based on a review of fiqh muamalah regarding the determination of the price value of housing locations in Oma Estate Surabaya, it was found that in determining the price value of the location in the Oma Estate housing, it fulfilled the terms and conditions of fiqh muamalah in buying and selling.
